House is about 7,500sq feet, with many huge living areas for entertaining and relaxing, vast verandas, generous halls and a beautiful floor plan.
1. The house is located right at the top of The Sugar Hill neighborhood, Adiembra, TUC Residential area. From the top of the house you can see a spectacular panoramic view of Nhyeaso Area on the right (East), Danyame Area on the left (West) and Regional Office Area in front. This is a quiet and peaceful fully developed area, just 3 miles away from the down-town.
2. The house is built on a generous piece of land with the area about 17,600 sq feet (133 x 132 ).
3. The main construction occupies about 1/3 of this area. It is a beautiful 2 story building, which could be seen from far away. The walls of the house and the front fence are covered with ash-colour washing terrazzo. The house has 2 entrances from the main road.
4. The property is laced with beautiful greenery. There are 3 royal palm trees, 2 coconut palms and 2 tall and slender willow trees growing outside along the front fence, which make the house very easy to locate. There are also 2 big mango trees, 2 oil palms, cashew nut and orange trees on the territory of the house.
5. The house is oriented in such a way that the direct sun rays get inside only in the early morning hours, which maintains a comparatively cool temperature even during the hottest season.
6. The 1-st (ground) floor has an area about 4,500 square feet (60 x 75), excluding a spacious veranda along 2 sides of the house.
7. The veranda has a terrazzo floor. It is bordered with 2-tired flower garden. The ceiling and one wall are covered with water-resistant Albizzia wood T&G moulding.
8. There are 2 entrances to the house with attractive 10 feet wide wood-and-glass �French� doors.

The main sitting room has an area about 700 sq feet (25 x 28) There are 2 wide wall-size windows and only one wall, which is covered with Redwood (Emire)T&G (an excellent place to hang up paintings and other artifacts). The ceiling is also covered with the same type of wood. It has a sloped shape and about 9 feet at the lowest, and about 20 feet at the highest points . The highest point is at the level of the ceiling on 2-nd floor . The floor in this room as well as in all other rooms is covered with terrazzo.
10. There is another smaller 3-wall �private� sitting room about 17.5 x 20 = 350 sq. ft area, raised 2 steps above the level of the rest of the floor (we currently have a library and piano in this room). The room also features some built in shelves.
11. There is also a cozy TV room (15 x 15 = 225 sq. ft), which also has 3 walls. This room provides a comfortable get away for those wishing to view the TV in private while not being totally secluded from the other living areas.
12. The dining room is very big :15 x 25 = 375 sq. ft. It has 2 wall-size windows. The ceiling is covered with T&G. It comfortably seats 12 people and still holds a fridge, cupboards, and other furniture, while still allowing for plenty of room for navigation.
13. There is an wide open gallery with 2 arch-shaped ends between main sitting and dining rooms . TV room (poz.11) is located at one side of the gallery , and the other side � is a big wall-size window which looks out onto a little private garden This garden can be seen equally from the windows of the dinning room, and main sitting room as well, it currently holds greenery and could make an excellent place for a fountain.
14. All the rooms mentioned above have no doors and can be viewed from one another, which gives the interior a fabulous spacious look. Another point to note is that due to the many windows, energy costs are kept to a minimum as light is able to penetrate the home during the daytime hours.
15. There is one generously sized bedroom (15 x 17.5 = 262 sq. ft) on the first floor with an adjoining toilet & shower room. This room has a private entrance and little veranda from the outside.
16. There is another very big room (20 x 25 = 500 sq. ft), also with a separate door outside. It has been formally used as a private cabinet.
17. The house features a large kitchen � 375 sq.feet (15 x 25) It has 2 generous windows, which bring a lot of light to this room. The kitchen also has a door to the outside. There is more than enough space for the breakfast area, fridge, cabinets, cooking stove, etc..

21. An open space, which is ideal for ironing or any other functions.
22. The 6 feet wide staircase (45 degrees) with 23 steps leads from the main sitting room to the 2-nd floor.
23. The area of the 2-nd floor is about 2/3 of the 1-st floor area.
24. On the right side of the staircase there is an open area (17.5 x 12.5 = 219 sq.f.) from which you can see the main sitting room on the 1-st floor. This wood-railing-borded space adds another attractive feature to the house and serves as an additional comfortable private sitting place.
25. The room above also has a door to the outside veranda. Veranda is the same size and shape as the veranda on the 1-st floor, as well as the door is the same like on the 1-st floor.
This veranda is perfect for the evening cocktail parties.
26. There are 3 bedrooms on the second floor.
27. The Master bedroom is large and has an area of about 20 x 27.5 = 550 sq.ft, which also includes a small (75 sq.ft) private veranda facing the main road in front of the house. 4 windows make the room look very light. It has a generously sized built-in-wall dresser and apart from the bed area has enough space for a TV-set and sofa chairs. One wall is covered with the Afromosia T&G moulding. The ceiling is white-painted plywood.
28. The bathroom (12.5 x 12.5 = 156 sq.ft.) adjoining the master bedroom, has 2 windows.
29. The above bathroom is shared between Master Bedroom and a �Small� Bedroom (15 x 15 = 225 sq.ft), which has a big window and a door to a private veranda. It is ideal for babies or children whom you want to keep under close watch and yet separate.
30. Both �Master� and �Small� bedrooms have doors which are very near to the staircase.
31. The 3-rd bedroom has a large area of 15 x 17.5 = 262 sq.ft . It has 2 big windows, a generously sized built-in-wall dresser and a door to the private veranda.
32. This bedroom has a separate bathroom with the area of abt. 187 sq.ft (12.5 x 15), which makes it the largest in the house.
32. The �3-rd� and �Small� bedrooms have a joint veranda, which face the beautiful green territory of the neighbouring house.
33. Between the staircase and �3-rd bedroom� there is a Study Room (15 x 17.5 = 262 sq. ft) with yet another private veranda. This room has a built in long table-cabinet which can hold several computers. It also has free standing bookshelves.
34. The house has 4 telephone connections : in Private Sitting Room (poz.10) and Cabinet (poz.16) on the 1-st floor; and in Master Bedroom and Study Room on the 2-nd floor.
35. There are 2 Water Polytancs on the top of the house.
36. The Boys Quarters house is located behind the house and has 3 bedrooms, a toilet and shower rooms.
37. The Boys Quarters has a separate water-tank.
38. The 3-wall covered garage can accommodate 2 big cars.
39. This Residential Area is now almost fully developed with equally good or even better-standard buildings.
40. Unfortunately, in spite of the 1-st class residential area status, the roads here are still not in good condition, but there are plans for the improvement in the near future.
